What documents do UK buyers need for a Spanish mortgage?
A practical document checklist for UK residents applying for a mortgage in Spain, covering identity, income, debts, deposit funds and the property.
Short answer: a UK mortgage application in Spain normally needs documents from both countries. The lender has to identify you, verify your income and debts in the UK, understand the source of your deposit and review the Spanish property it will lend against.
There is no single national checklist that every lender uses. Start with the list below, then ask the lender or intermediary to confirm its exact requirements before you sign a reservation contract or pay for translations.
The five document groups to prepare
1. Identity, address and tax residence
Start with the documents that establish who you are and where you are resident:
- valid passport for each applicant;
- NIE, if you already have it, or the information needed to arrange it;
- proof of current address;
- tax residence certificate if the lender requests one;
- marriage certificate, divorce documents or power of attorney where these affect the purchase or ownership.
An NIE is the Spanish foreigner identification number used for many legal and tax transactions. It should not be confused with Spanish tax residence or a right to live in Spain.
2. Employment, pension or business income
The aim is to let the lender verify the income you want it to consider. A lender's current UK-resident list may ask for recent payslips and a P60, P45, SA302, tax computation or other HMRC evidence depending on how you are paid.
For an employed applicant, prepare:
- recent payslips;
- P60 or current tax evidence;
- employment contract or an employer letter if there has been a recent change;
- evidence supporting a bonus or commission if you need it included.
For self-employed applicants or company directors, be ready for more than a single document. Tax returns for more than one year, accounts, proof of current trading and a clear explanation of your income structure can all be relevant. Pensioners should prepare their pension certificate and corresponding tax evidence.
3. Bank statements, debts and credit evidence
Bank statements do more than show your salary. They can help the lender see existing mortgage payments, loans, credit commitments, regular expenditure and the route of your deposit funds.
Collect complete, readable statements for the period requested, plus current statements for:
- any UK mortgage;
- personal loans, car finance and credit cards;
- other property or rental commitments;
- accounts holding the savings you will use for the purchase.

4. Deposit and source-of-funds evidence
The lender may need to understand not only how much cash you have but where it came from. Make the trail easy to follow:
- show the balance in the account where the funds are held;
- keep documents for a property sale, inheritance, investment withdrawal or other material source;
- if funds are a gift, ask in advance for the lender's required declaration and supporting documents;
- avoid unexplained large cash movements shortly before you apply.
This is not a request to move money around prematurely. It is a reminder to retain a clear record of the route from the original source to the account you will use for the purchase.
5. The property and purchase documents
Once you have identified a home, the lender will need information about the security for the mortgage. Depending on the stage of the purchase, this may include:
- the agreed price and basic property details;
- a reservation, deposit or earnest-money contract, if one has been signed;
- a land registry extract (nota simple) or other registry information;
- the valuation once it is commissioned;
- documents needed to show who is buying and in what shares.
The valuation supports the lender's property assessment, but it does not replace its full affordability review and does not guarantee that the loan will be granted.
A practical way to organise the file
Create one folder for each applicant and use clear names such as “Passport”, “Payslips”, “Tax return”, “Bank statements” and “Existing mortgage”. Keep the original files unedited and make sure names, addresses and account holders match the application.
Before ordering translations, send the originals to the person coordinating the file and ask three questions:
- Which documents are mandatory for this lender?
- Which documents must be translated or certified?
- What must be refreshed if the application takes longer than expected?
That approach is quicker and less expensive than translating a large bundle that the lender never needs.
