How much deposit does a UK buyer need to buy a property in Spain?
There is no fixed deposit set by Spanish law for UK buyers. Learn how loan-to-value, the valuation and purchase costs shape the cash you should plan to have available.
Short answer: a UK buyer does not face one fixed Spanish deposit percentage. As a non-resident, you should plan for the part of the price the lender will not finance plus the taxes and purchase costs that are not included in the mortgage.
The sensible starting point is not a headline percentage. It is a cash plan built around the property price, the lender's loan-to-value limit, your documents and the valuation of the particular home. Some non-resident cases can be considered for higher financing than others, but no percentage is automatic and no initial estimate is a loan offer.
Start by separating three pots of money
UK buyers often use the word “deposit” to mean all the cash required to buy. In a Spanish purchase, it is safer to separate it into three pots:
- Your contribution towards the price. This is the difference between the agreed price and the mortgage amount.
- Taxes and purchase costs. These depend on the type of property and the autonomous community where it is located. They are not the same thing as your mortgage deposit.
- A contingency buffer. This protects you if the valuation, exchange rate, lender's criteria or a property cost changes before completion.
Keeping those pots separate avoids a common mistake: saving enough for the price contribution but leaving no liquidity for the rest of the transaction.
Loan-to-value is the number that matters
Lenders normally discuss financing as a loan-to-value ratio, often shortened to LTV. It is the relationship between the mortgage and the value the lender accepts for the property. The Banco de España explains that the bank will assess both your ability to repay and the valuation of the property used as security; your solvency is not assessed on the value alone.
For a non-resident buyer, a lender may use a more conservative LTV than for a Spanish resident buying a main home. The exact limit depends on the lender, your income and debts, the intended use of the property and the home itself. Treat any percentage you see online as a starting question, not a commitment.
A simple planning example
Imagine a property priced at €300,000.

The valuation is an independent assessment of the property's value for mortgage purposes. It is not a promise that the bank will approve your application, and it is usually paid for by the prospective borrower. The bank will still complete its wider affordability and risk assessment.
Before signing a reservation agreement or paying a substantial amount, ask these questions:
- Is the lender's maximum loan based on the purchase price, the valuation or a specific lower figure?
- What happens if the valuation does not support the mortgage amount I need?
- Which costs must I hold in cash rather than include in the mortgage?
- Does the initial assessment assume a particular type of employment, income or deposit source?
If a purchase depends on a certain mortgage amount, have a Spanish lawyer review the contract and its finance-related terms before you commit.
Purchase costs are separate from the mortgage
A mortgage finances a loan, not every cost connected with buying the home. Taxes differ between a resale and a new-build purchase and vary by region. There can also be costs connected with the purchase deed, registration, legal advice, the valuation and currency transfers.
For the mortgage deed itself, the Banco de España states that the customer pays for the valuation while the bank bears the notary, registry, agency and tax costs associated with the mortgage. That allocation does not remove the costs that belong to the property purchase itself.
A practical order for planning your cash
- Choose a realistic property price range in euros.
- Ask for an initial non-resident assessment using your actual UK income, debts and available funds.
- Model at least two LTV outcomes rather than assuming the most optimistic one.
- Add the local taxes and purchase costs with a lawyer or qualified local adviser.
- Keep a buffer instead of committing every available pound to the deposit.
